Project Overview
The client was a four-agent brokerage with a strong local reputation and a listings feed from their MLS, but a site that looked like a template — the kind a prospective seller would associate with a much smaller operation than the one actually doing the work.
Problem
Sellers comparing brokerages judge credibility fast, often from the site alone before ever meeting an agent. A generic template site was quietly costing listings to competitors whose web presence looked more established, regardless of actual track record.
Discovery
Discovery centered on how sellers and buyers actually use a brokerage site: sellers want proof of local results and a clear path to a valuation conversation, buyers want fast, filterable search that doesn't feel like fighting an MLS widget bolted onto a template.
Solution
A custom-built site pairs a fast, filterable listings search against the live MLS feed with agent-specific pages built around neighborhood expertise, plus a direct valuation-request flow instead of a generic contact form.
Design Process
Design started from the listings search experience, since that's where visitors spend most of their time, before extending the same visual system to agent profiles and neighborhood guide pages.
Technical Architecture
A Next.js frontend queries listings through a sync layer pulled from the brokerage's MLS feed on a scheduled basis, with search and filtering handled client-side against a cached, normalized dataset for speed.
Implementation
Launched with the full active listings feed connected from day one, since a listings site with stale or partial inventory undermines trust faster than having no site at all.

Lessons Learned
A real estate site lives or dies on listings data quality, not visual design — the search experience had to be built to degrade gracefully against inconsistent MLS data rather than assuming clean input.
